What a useful comparison requires
A Loan Estimate comparison works only when the scenarios use the same borrower facts, property, loan amount, occupancy, lock timing, and program assumptions. A lower rate may require more points. A larger lender credit may produce a higher payment. Taxes, insurance, association charges, mortgage insurance, and prepaid items also affect the complete picture.
How the review works
- Schedule a brief conversation and explain what you are comparing.
- Confirm Dan's identity and the approved secure process before transmitting financial documents.
- Review the relevant pages of the Loan Estimate and the assumptions behind the quote.
- Receive a plain-language explanation of the costs, credits, payment, cash to close, lock terms, and meaningful tradeoffs.
- Decide whether to keep the existing proposal, ask the current lender questions, or evaluate another documented option.
Do not email sensitive documents
Do not send Social Security numbers, tax returns, bank statements, complete account numbers, identification documents, or a mortgage application through ordinary email. Dan will provide an approved secure process when documents are needed.
Loan Estimate review questions
Does a review guarantee a lower rate or lower closing costs?
No. The existing proposal may be competitive, and market pricing can change. The purpose is to understand the complete offer and compare equivalent scenarios.
Can two Loan Estimates be compared line by line?
They can be compared meaningfully only after confirming that both use the same loan amount, program, lock status, property, occupancy, borrower facts, and timing.
Should I wait until I am under contract?
No. An early discussion can help you understand pricing and documentation, but the most complete Loan Estimate comparison usually requires a specific property and a formal application.
A documented second look
Bring the Loan Estimate and the decision you are trying to make.
Dan will help identify the questions that matter without relying on one headline number.
